How long does a mortgage application take?

Mortgage in principle: an afternoon. Full application to offer: two to six weeks. Offer to keys: another six to ten, mostly legal. Here is where the time goes.

What slows it down

  • Missing documents, or documents that do not match (a payslip that says a different employer name to your contract).
  • Unexplained deposits or transfers on statements. Label them or be ready to explain.
  • Gifted deposits without the letter.
  • Non-standard property: new-build flat, ex-council, above a shop, timber frame. The valuer takes longer and may ask questions.
  • A busy lender. Some are fast this month and slow next. Brokers know.
  • Changing anything mid-application: job, deposit source, the property.

What speeds it up

Have every document ready before you apply. Answer the lender's questions the same day. Use a broker who submits clean applications. Choose a lender with a fast current turnaround if speed matters (for example, a new-build with a 28-day exchange deadline).

A note on the numbers. Thresholds, schemes and typical costs are correct as far as we know at the time of writing and are for England and Northern Ireland unless we say otherwise. Rules change and lenders differ. Check the current position, and get advice from a qualified broker before you commit.

Quick answers

Can the mortgage offer expire before I complete?

Yes, if the purchase drags on. Most lenders will extend it, sometimes with a re-check of your circumstances. Tell your broker as soon as a delay looks likely.

Do I apply before or after my offer on the house is accepted?

After. The full application is for a specific property. Before that, you only need the mortgage in principle.
